[A] Budget: Looking for Proposals

[B] Scope of Service:

(1) Vendor needs to provide property management services to the government authority located in Atlanta, GA.
- Operations and Maintenance: The property manager will be responsible for the comprehensive facility management, including routine repairs, preventive maintenance, custodial, and security services,
- Collection of Rents and Other Income: Manager shall use diligent efforts to collect, on behalf of and for the account of Owner, all fixed rent, percentage rent, additional rent, electric and utility charges, cleaning charges, heating, ventilating and air-conditioning charges, other sums payable by tenants under Leases and other agreements,
- Budgets/Revenues and Financial Reports:
- Annual facility management budget and quarterly variance reports
- Monthly balance sheet showing income and operating expenses
- Accounts receivable and payables
- Vacancy, move-in and move-out reports
- Payroll records including all applicable tax withholding information
- Fiscal year-end financial reports
- Insurance matters, including all accidents, incidents, and claims
- Other reports and information as requested.
(2) All the questions must be submitted no later than April 22, 2021.

Performance of the work will be Offsite. Vendor needs to carry work in their office location.
